Building concept:
The identity of Bandar Cemerlang is already firmly established through its distinctive configuration in the small hillside of the Iskandar Malyasia. The site is poised with convenient transportation link to Jalan Jemaluang. It has been a place of cultural significance and memory for generations. Its formatted landscape of oil palm planting, along with the natural green of the surrounding area, highlights its superb natural assets. It is a peaceful landscape, ideally distanced away from the concentrated working district, and the residents enjoy a short commute to work. It is a place that excites the imagination, while still expressing the heritage and pride of Malaysia as a country. The proposed masterplan pattern for Bandar Cemerlang focuses on four distinctive development areas, of which each aims to engage and benefit from the natural potential of the site’s physical resources. The site has unique and uninterrupted access to views as it is a north-facing planning scheme.
The environmental program of Bandar Cemerlang guides responsible development. Natural ecological systems are identified through a series of natural parks, preserved and extended, especially in the residential areas. The characterized planting is integrated throughout. Commercial density and residential development in the closed community protect and define open space. All building designs are north-south facing to reduce the heating effect for most effective energy-saving homes.
The development plan of Bandar Cemerlang emphasizes a rational delivery process. It is designed to be highly flexible, allowing incremental phasing. The simple, clear urban patterns and well-defined precincts and neighborhoods allow incremental build-out to achieve coherence at every stage, while providing appropriate and flexible planning options to respond to changing market conditions.
